130 Townsend Street and 50 Stanford Streets, San Francisco, CA

Prominently located in SoMa, San Francisco’s technology hub and home to many world-class tech companies, 130 Townsend is a development site that currently contains a 9,947 square foot restaurant and an ~11,000 square foot surface parking lot. The building is just minutes away from the South Park outdoor community space, world famous Oracle Stadium, and the local transit CalTrain station.

Presidio Bay acquired the site in 2019 and plans to break ground on a 117,280-square-foot mixed-use campus known as Ampersand. Ampersand will consist of two, 5-story Class A commercial office buildings atop an 3,421 square foot retail/restaurant space and 2,471 square foot PDR space. Presidio Bay relied on its deep understanding of San Francisco’s planning code to maximize the development potential and successfully acquire the site at an attractive basis. Presidio Bay proposed a unique development consisting of two smaller buildings that share common area/core elements to avoid development restrictions on larger commercial buildings, due to office allocation limitations under Prop M. The new project includes retention of the historic building currently in-place.

The completed project will provide community-serving retail, and hospitality-driven office space that pays homage to the area’s rich architectural history while infusing indoor-outdoor connections throughout.
