Presidio Bay oversaw the development process including site acquisition, entitlements, design, permitting, preconstruction, construction and stabilization. 85 Bluxome was the quickest large project authorization and large cap Prop M entitlement process under Central SOMA from start to finish in 13 months.

The building was pre-leased in its entirety during construction by Collective Health, Inc., who moved their headquarters from San Mateo to San Francisco to accommodate growth and create jobs for 500 employees. The building’s design anticipated the construction of the forthcoming Bluxome park as part of the Central SoMa Plan and incorporates the area’s historic industrial roots.

In addition to receiving LEED gold certification, it was also the first ground up office building to receive WELL certification, setting a new bar for sustainability standards. The project received NAIOP’s Development of the Year Award in 2015.

Presidio Bay continues to own and provides asset management services for this property.
