Presidio Bay acquired the site in 2020, which was previously home to a car dealership and surface parking lot. Due to its location within the burgeoning life science district in San Carlos, and attractive in-place infrastructure, Presidio Bay designed and entitled a 146,332 square foot, Class A laboratory and life science building consisting of 3 stories over podium-level parking.

777 Industrial Road features innovative and sustainable re-use of the existing structure. With prominent frontage along Highway 101, the project is perfectly situated to capitalize on the demand for life-science projects within the rapidly developing San Carlos sub-market which has seen tremendous rent growth and significant investment activity from institutional investment capital and development firms. The project broke ground in April 2022 and expects to be complete in Q4 2023.
