646 Broadway, Los Angeles, CASituated at the heart of the Broadway Theatre and Entertainment District, the seven-story Brooks Building opened its doors in 1910 and has been home to the California Furniture Company, Brooks Clothing, and the Harris and Frank Department Store.
The Brooks Building façade was designed in the Renaissance Revival style with glazed terra cotta and exquisite Italianate detailing. Mindful of its heritage, Presidio Bay was retained to entitle the property for rehabilitation into a mixed use residential and retail building. The building is expected to include adequate parking - a high-demand commodity on Broadway - while the upper floors will be transformed into residential rental lofts. We added extra floors to the existing structure in order to meet demand for the sophisticated industrial living space that sets this building apart from all others in the Historic Core of downtown Los Angeles. Its Broadway storefronts are optimally designed for re-use as upscale retail spaces, and restaurants with sidewalk seating.
