200 Kansas is a 90,060 square foot PDR building located at 200 Kansas Street in San Francisco, CA. Presidio Bay acquired the building in 2020 with the intention of redeveloping the site upon lease expirations in 2023. Under the proposed redevelopment, Presidio Bay will more than triple the size of the building with a vertical addition that will result in a purpose-built 5-story Class A life science and laboratory building.

Presidio Bay’s intimate knowledge of San Francisco’s planning and development code allowed for an aggressive and successful acquisition against significant competition from other institutional groups. The asset provides significant in-place cash flow as a covered land acquisition until the building is vacated and construction commences in Fall 2023. The project is expected to start pre-leasing in early 2023 and complete construction in early 2026.

The building is currently leased to a collection of retail, education, technology and medical device tenants. Presidio Bay oversees the asset while obtaining the required design documentation and permits for the vertical addition.
